With all the hot, dry weather we've had, our lawns and gardens are feeling the heat. Here are 5 tips to help your lawn or garden weather the dry spells: Mulch properly --Use 2 to 3 inches of mulch around trees and 1 to 2 inches around vegatable and flower plants to keep the soil underneath moist and cool. Water early or late in the day --Watering in the early morning or late evening cuts down on water loss due to evaporation. Use soaker hoses or a drip irrigation system --With these systems, water is directed to the root zone, reducing evaporation. Use rainwater to water plants --Save rainwater by putting a rain collector under downspouts. Also helps for those water shortage days! Plant drought-tolerant species --Some drought-tolerant annuals include cleome, coleus, marigolds, petunias, begonias, phlox, salvia and zinnia. Perennials that can take the heat and humidity are tickseed, sage, hollyhock and iceland poppy.

Here are some great tips to get your home ready to sell beyond just cleaning up: Have the seller have the HVAC system serviced Have the documentation ready for the buyer to see when they come to do the home inspection. Let your buyer know that you are aware of the potential age/weakness of the system (should that be the case) in advance. Change the filter! Clean the vent covers. Let your buyer know that the system may be aged, but it is in good repair. This may save you from having to purchase a new HVAC system. Think about having a home inspection done in advance Always check to see if they are state licensed and a member of a national inspection organization such as ASHI or NAHI. Then attack some of the issues that the inspector brings up. If repairs on an inspection report total $2,000, your new buyer(s) might ask for more than that to compensate for such shortcomings.
